Should You Buy or Build a House? The Pros and Cons.

Perhaps you’ve always dreamed of living in a home with historical personality, but are still debating whether to buy or build a house. Either option will get you into a house, but the goal is to move into a house that you and your family will love! Consider these pros and cons for each before deciding.

Buying a Home

Cons:

  • What buying a home might save you in initial costs might end up losing you money in renovations and maintenance.

  • Buying a home sacrifices customization. You may have to live in a floor plan that doesn’t exactly match your needs.

  • If you didn’t build the home, you don’t really know what’s going on in the foundation and walls.

Pros:

  • Buying a home is often a faster process than building. You may even be moved in and continuing on with your life within a month from the time of purchase. However, the hunt for a home that fits your lifestyle can be an even longer process than building.

  • Because you will be compromising on exactly what you want, you might be able to negotiate the listed price.

Building a Home

Cons:

  • There are sometime unforeseen variables when building your own home.

  • Waiting for your home to be completed may take months while you may be in a transient living situation.

Pros:

  • Building a home is easier than ever with customizable options. You have complete control over everything from the floorplan to the landscaping to the interior design.

  • Your new home will have everything completely up-to-date. Brand new appliances with warranties, wiring and plumbing meeting the highest safety standards, and energy-efficient utilities.

  • If this is the first time you’ve built your own home, mortgage-financing perks may be available through the builder, and they also may be able to deduct interest, points and property taxes paid along the way.

Wallpaper is making a comeback.

We’re not referring to the dated wallpaper in your grandmother’s house. We mean striking statement pieces that tie the whole room together. Wallpaper can easily add color, texture or patterns to a space that may be lacking that “it” factor. For example, consider placing a neutral colored piece of furniture, like a white love seat, in front of a chevron-patterned wall. It creates an interesting design focal point that feels fresh and unique.

Modern no longer means new.

We think one of the best ways to make a design new is to incorporate something old. Sometimes when you’re stuck on a design issue, look to older pieces for inspiration. The luxury trends of the future are about incorporating great styles of the past. Vintage pieces are unique and can easily be updated for a modern-style room. Paint or reupholster them to compliment newer pieces. You can find these types of pieces in vintage stores, vintage websites, and even exchange sites like Craigslist.

Don’t fear color!

We love the new design trend of adding bold, darker colors in a home, especially as accent walls. Designers used to shy from mixing colors, but it’s making a comeback in 2014 with many designers recommending it! Home buying 101: Betterment, Assumption fees and liens, oh my!

First-time homebuyer? You’ve done everything right so far – evaluated your finances, researched locations with potential, listed your demands, and found a great realtor. But why stop there? Let us explain a few terms you should know.

Home buying 101

While sales contracts and their terminology will vary from state to state, home buying is a universally confusing process. You may be able to muddle through the jargon, but there are some important concepts you should know so you don’t get lost in the purchasing agreement maze. Trematerra Custom Homes is a luxury home builder in Florida that wants to help make the home buying process easier for you!

These five terms will help navigate your home buying proceedings. Learn them to help protect yourself during this big purchase decision.

1.     Buyer Cost Sheet

The buyer cost sheet, sometimes referred to as “cash to close,” is not included in your actual purchasing contract, but is something you need to be familiar with.

This sheet will explain to you everything you are responsible for paying once you buy a home. A few of the following may be outlined:

  • Inspection feesEstimated Costs to Sell Your Simi Valley Home
  • Appraisal fees
  • Transfer fees
  • Down payment
  • Closing costs
  • Prepaid items such as prorated property taxes, homeowner’s insurance and homeowner association dues

Some of these costs could end up being paid by the seller, but you are entitled to know all possible costs and their sources

2.     Contingency

This clause sets certain conditions that could allow your purchasing contract to be voided, usually relating to home financing, home inspections, and homeowner association document reviews. Traditional timelines for these processes do exist, but vary across the country.

Remember, contingencies are negotiable. If you believe you need more time or want different terms, make sure to ask for them!

3.     Disclosure/Disclaimer

This form will explain to you what a seller knows about his or her property, and those facts that affect its value and desirability. Points to look for could include:

  • The area is prone to fires
  • The property is in an earthquake fault zone
  • The property is within hearing of an airport
  • The area is associated with a flood hazard

In certain states, only sellers who live in the property must disclose knowledge of the property, and estate sales and investors may not be required to do so.

4.     Escrow

Escrow means all financial portions of the purchase transaction, including your deposit and sometimes prepaid amounts for insurance and taxes. This portion of your purchasing agreement is handled by a title company, an escrow company, an attorney or a real-estate broker.

An escrow company will pay off any lien,  (a form of security interest granted over an item of property to secure the payment of a debt) on the property after settlement, and will record the transaction at your local county office.

 5.     Good-Faith Estimate

Like the buyer cost sheet, the good-faith estimate is not represented in your actual sales contract.

It provides you, the buyer, with a statement of your estimated total closing costs, including your down payment and prepaid items. You need to get comfortable with this estimate as it will tell you how much money you’ll need at closing, as well as give you a reference to hold your lenders to your promised amount.
